With plummeting home values and tighter home budgets, many of us are finding that our investment in a new home is not what we hoped. We could all use more home equity, and now may be the perfect time to get the most bang for the buck with home improvement projects. This really is feasible, even within a tight home budget.

Creating a home budget is difficult enough without having to plan for any extra expense, including home improvement projects. However, when you consider the potential gains in value for your home as the economy recovers, any home budget can find room to make even small improvements that can raise home values exponentially in the long term, but only if you cut the right corners in creating home budget.

First, set priorities. The more focused and specific your project is, the easier the process of creating a home budget will be, and the more successful the project will be. For instance, in redoing a bathroom, if the counter top and fixtures are most important to you, you can probably settle for linoleum that looks like tile. Other budgets may allow for both, but decide now what’s most important to you if you can’t afford both.

Faux products can actually be an excellent choice for home renovation projects where conservatively creating a home budget is a must. Stone counter tops (or at least products that look like stone) really add dazzle and value to a home and makes it much more likely to sell when the time comes. You’ll be surprised how effective and convincing they really are. Not only are faux stone or synthetic stone products more friendly to the budget, they’re also more friendly in terms of long term maintenance; a real benefit to both the current and future home owners.

Think small. In planning the home budget, or in preparing to apply for a home improvement loan, think in terms of things you can do like replacing old plumbing or lighting fixtures, doing some light interior painting, or other small home renovation measures you can easily do yourself.
